Mixed reaction to proposed apartments in Del Cerro

SAN DIEGO (KGTV) – A few years from now, a small mall on Del Cerro Blvd and Madra Avenue could look completely different. A multi-story building with 114 residential units and some commercial operations on the ground floor is planned to replace the two buildings currently occupied by three tenants.

But neighbors who spoke to 10News say they are frustrated with the plan, saying it would create a traffic and parking nightmare and that the proposed six-story building would be too tall for the site.

“I’m sad because I know everyone here, I know the customers, it’s like family,” said Oscar Ramos, who works at Madra Liquor & Deli, one of the businesses set to be demolished to make room for the new project to accomplish.

“I will miss the customers and I love everyone,” Ramos said. He tells 10News that he has worked at the store for almost half his life, 25 years. Ramos said he will be looking for a new job on November 30 when leases in the area expire.

The owner of the store in the second building, Define U Fitness, said he was looking for a new location to move to, and the third tenant in the area, Coar Design Group, is actually the architect of the planned project .

ABC 10News heard from Jeff Katz, president of Tapestry Development Company, the developer of the project.

He said he informed tenants about the project nearly three years ago, and that official notice came out about a month ago. He said the site has been identified by the City of San Diego for higher-density housing developments.

“The purpose of higher-density housing in priority transit areas is to bring the housing closer to mass transit, in this case closer to the freeway,” Katz said. “This project is located near the streetcar, San Diego State, close to public transportation.”

He also said the project would include 146 parking spaces, but neighbors told 10News that wouldn’t be enough for 114 housing units if more than one person lived in each unit.

Katz said the plans have been submitted and he is in the process of obtaining final city approvals.

“We expect to start construction sometime early next year, we’re looking at a two-year timeframe,” he said.

The City of San Diego tells ABC 10News that the application has been received and is being reviewed.
